It's already happening in a lot of cities. They are too expensive for the value of the real estate.

Existing refueling stations are in the wrong places, sizes and frequency for the requirement. Lots of disruption in the space.

First problem is that 90% of them are surplus to requirements. Most EVs will charge wherever they park for the night 90%+ of the time. Traveling vehicles will have chargers supplied by hotels and resorts overnight, requiring only a subset of the energy.

Fleet vehicles will depot charge in a lot of cases. Current gas stations near distribution centers that do a roaring business in the morning will do zero business, and the drivers and companies will get refueling time back in their productive days.

Fast chargers are safe to put in any parking lot, so there will be a much greater spread of them rather than a concentration in a gas station model.
